Buying a Property

There is no doubt that buying any piece of real estate can be overwhelming and stressful. As full time Realtors we are here to guide you through the entire home buying process in the Knoxville area whether you’re a first time home buyer, a seasoned investor or have bought and sold several times. Here we have created a road map to help give you an idea of how the real estate transaction is on the buy side:

  1.  Decide if Knoxville area is right for you
  2. Meet with one of our Realtors
  3. Get pre-approved for mortgage or prepare proof of funds
  4. Search for homes. Inquire about off market deals!!!
  5. Make an Offer based on market trends you and your Realtor discuss.
  6. Negotiations and contract. In most cases, the contract provides you with a timeline to obtain financing, as well as time to inspect the physical condition of the home. Your real estate professional will inform you of all of your rights and responsibilities related to the contract.
  7. In Escrow- You and the seller have agreed to the price and terms. The home is effectively held for you until closing.
  8. Final details- Perform due diligence, order the appraisal, conduct an inspection, and review terms with the lender.
  9. Preparing for closing- You will be finalizing your loan, reviewing documents, and discussing the findings from the inspection. Your agent will be managing this entire process for you.
  10. Closing- This is the transfer of funds and ownership.
    A title company acts as an independent third
    party to facilitate the closing.
